What are the stages a tenancy goes through?
Vetting, then Compliance, then Awaiting tenant, then Active, then Ended — each stage unlocks the next only when its checklist is genuinely complete.
A tenancy in Tenarize moves through five statuses, and you can't skip one. The point is that the order matches the order the law expects things to happen in.
- Vetting — right to rent, ID, income, credit check, references, guarantor. None of these require a document upload, but each one signposts where to actually carry the check out.
- Compliance — gas safety, EICR, EPC, alarms, the Renters' Rights Act information sheet, Legionella, insurance, deposit protection paperwork, and furniture fire safety if the let is furnished. Most of these do require the document.
- Awaiting tenant — you set the proposed start date, rent and deposit, invite the tenant to their portal, and send the agreement for signature.
- Active — both parties have signed. The move-in checklist appears, rent collection becomes available, and the real start date, rent and deposit are locked in.
- Ended — you've recorded the end date and reason. A move-out checklist is created automatically.
Completing the last item on a checklist advances the tenancy on its own — there's no separate 'submit' step.
