Every certificate, and how long it lasts
The same table the product works from. Two of these have no renewal date at all, which is a fact about the law rather than a gap in the data.

An in-date certificate is not the same as compliance. The work has to have been done by somebody qualified to do it, any remedial work the report requires has to have been carried out, and the tenant has to have been given a copy.
What this does not tell you
It is arithmetic on the dates you typed in. Every one of these is a way the answer above can be right and your position still be wrong.
It computes an anniversary from the date you enter. It cannot see the certificate, so it cannot tell you whether the date on it is the issue date, the inspection date or the date it was uploaded.
An EICR's own recommended retest date overrides the five-year maximum whenever it is shorter. Read that date off the report rather than from this page.
Legionella and fire risk assessments get no date here, because the law sets none. Inventing an anniversary for them would put a made-up legal deadline in front of you.
Having an in-date certificate is not the same as being compliant. The gas check has to have been done by a Gas Safe registered engineer, the EICR's remedial work has to have been carried out, and the tenant has to have been given a copy.
Answers, in plain terms
How long is a gas safety certificate valid for?
Twelve months from the date of the check. A landlord's duty under the Gas Safety (Installation and Use) Regulations 1998 is to have every gas appliance and flue checked annually by a Gas Safe registered engineer, and to give the tenant a copy of the record.
Can I do the gas check early without shortening my next cycle?
Yes. A check carried out in the two months before the current certificate expires keeps the original expiry date, so the next one still falls on the same anniversary. This is the rule that lets a landlord book around an engineer's availability rather than waiting until the last week, and a lot of landlords do not know it exists.
How long does an EICR last?
Five years at most for a private rented property in England. But five years is a ceiling, not a default: if the report itself specifies an earlier retest date, that earlier date is the one that binds. A report marked for retest in three years gives you three years, whatever the general rule says.
How long is an EPC valid for?
Ten years from the date it was lodged. You do not need a new one just because the old one has expired if the property is not being re-let or sold — but you do need a valid one in place to let the property, and the minimum energy efficiency standard applies to the rating on it.
When does a legionella risk assessment expire?
It does not, in the sense of having a fixed renewal date. There is no statutory interval. The duty is to review the assessment when there is reason to believe it is no longer valid — a change to the water system, a change of use, or a period the property stood empty — which is a trigger rather than a calendar.
