How does the inventory get signed by both parties?

A walkthrough-generated report goes through the same e-signature flow as the agreement; a manually uploaded one uses a simpler in-app dual sign-off.

It depends on where the document came from, and the difference is technical rather than arbitrary:

  • Generated by the walkthrough tool — sent for proper e-signature, landlord then tenant, exactly like the tenancy agreement. Tenarize controls that PDF, so it can place real signature fields in it.
  • Uploaded manually — uses the older in-app dual sign-off, where each party confirms in the portal. An arbitrary uploaded file can't reliably carry signature fields, so this path is kept unchanged.

Either way your tenant is emailed when it's their turn, and the fully-signed version replaces the draft on the checklist item.

Worth knowing: If your tenant hasn't claimed their portal account yet, e-signature quietly isn't attempted and the report falls back to the manual sign-off. Nothing errors and nothing is lost.

Not legal advice

These answers describe how Tenarize works and summarise the law in England as the product implements it. They are not legal advice about your situation, and the law changes. For free independent help, Citizens Advice and Shelter both cover renting in England; for anything unusual or contested, take advice from a solicitor.

Tenarize does not currently support Scotland, Wales or Northern Ireland, whose tenancy regimes are different.
