Can I record meter readings?

Yes — electricity, gas and water readings with serial numbers and photo evidence, tied to both the property and the tenancy, and visible to your tenant.

Meter readings sit against both the property and the specific tenancy, so a reading taken at move-in stays associated with the right tenant even after several lettings.

Record the reading, the meter serial number and a photo of the meter itself. Readings are visible to your tenant read-only — which is the point, since a disputed opening reading is a common source of friction with an energy supplier.

On a room-by-room property, readings are shown per tenancy rather than collapsed into one.

Not legal advice

These answers describe how Tenarize works and summarise the law in England as the product implements it. They are not legal advice about your situation, and the law changes. For free independent help, Citizens Advice and Shelter both cover renting in England; for anything unusual or contested, take advice from a solicitor.

Tenarize does not currently support Scotland, Wales or Northern Ireland, whose tenancy regimes are different.
