What happens if I go over my plan's property limit?
You're prompted to move up a tier and given 30 days to do it yourself, after which it happens automatically so rent collection is never interrupted.
Two different things can happen, and they aren't the same mechanic:
- Crossing a tier boundary — adding a sixth property on Starter, say. You get an in-app prompt and a 30-day grace period to upgrade yourself, with prorated billing. If you haven't by then, Tenarize moves you up automatically and emails you about it, so rent collection is never interrupted by a limit.
- Going past 20 on Portfolio — not a tier change at all. The extra properties are added to your subscription as a quantity at £1 each, automatically, with no prompt and no grace period.
You can also upgrade ahead of need, or downgrade, at any time — see changing plan.

Not legal advice
These answers describe how Tenarize works and summarise the law in England as the product implements it. They are not legal advice about your situation, and the law changes. For free independent help, Citizens Advice and Shelter both cover renting in England; for anything unusual or contested, take advice from a solicitor.
Tenarize does not currently support Scotland, Wales or Northern Ireland, whose tenancy regimes are different.
