Can Tenarize help me actually book the gas safety check?

Some compliance items you can produce at your desk. These ones you can't — somebody qualified has to visit the property. So on the property page, once a certificate is within 60 days of expiring (the same point you're emailed about it), its row gets an Arrange renewal button.

• Gas Safety Certificate (CP12) — a Gas Safe registered engineer
• Electrical Installation Condition Report (EICR) — a qualified electrician
• Energy Performance Certificate (EPC) — an accredited domestic energy assessor
• Legionella risk assessment, and the fire risk assessment on an HMO

Press it and you pick a supplier from your own list — the right trade for that certificate, and the ones whose catchment covers the property, offered first. You get their phone number as a one-tap call and their email as a message already written: the property address, the current expiry date, and a request for their availability and price. Nothing about your tenant is in it.

Booking it creates an ordinary maintenance request, already assigned to that supplier, so the visit is tracked like any other job — and the invoice goes on it when the work is done, feeding the expense report.

Worth knowing: If the engineer you pick has no Gas Safe registration number on file, or theirs has lapsed, you're told before you book. A CP12 from an unregistered engineer is not a valid CP12.

One thing it doesn't do: uploading the new certificate is still your step. When the job is marked resolved you're pointed back to the property page to attach the file and set its new expiry date — nothing arrives from the engineer automatically.
