How do maintenance requests work?

Your tenant reports an issue from their portal, or you log one yourself; it carries a category, urgency and status, and you can assign a supplier to it.

A maintenance request belongs to a property and, usually, a tenancy. It records who reported it, a category, an urgency and a status of Open, Assigned, Resolved or Cancelled.

  • Your tenant reports issues from their portal. You get an in-app notification and an email.
  • You can log one yourself from the property page or the maintenance list — a boiler service you've noticed is due, damage found at an inspection.
  • Assigning a supplier moves the request to Assigned automatically. That's also the point at which Tenarize stops chasing you about it in the weekly digest, because you've clearly acted on it.
