What's on the vetting checklist?
Right to Rent, proof of identity, proof of income, a credit check, a previous landlord reference and guarantor details — each with an optional document upload.
Six items, all landlord-only — your tenant never sees this checklist.
- Right to Rent check completed — verifying immigration status under the Immigration Act 2014.
- Proof of identity verified — passport or driving licence checked against the applicant.
- Proof of income / employment verified — payslips, an employer reference, or an accountant's letter for the self-employed.
- Credit check completed.
- Previous landlord reference obtained.
- Guarantor details obtained (if applicable).
None of them force a document upload, because not every check produces paperwork worth keeping — a reference taken over the phone, for instance. Each one offers an optional upload if it does. Each item also explains the duty behind it and points you at where to actually carry the check out.
