Can I still serve a Section 21 no-fault eviction notice?
No. Section 21 was abolished entirely by the Renters' Rights Act from 1 May 2026, for new and existing tenancies alike, and Tenarize does not offer it.
Section 21 no longer exists as a route for any tenancy. Section 8, using statutory grounds, is the only landlord-initiated way to end an assured periodic tenancy.
Tenarize reflects that: 'Landlord notice (Section 21)' is not selectable as an end reason. Tenancies that ended under it before abolition keep a legacy label rather than being silently reinterpreted as something else.
