How does the tenancy agreement work?

Once a tenancy reaches Awaiting tenant and the terms are set, Generate and send builds the agreement as a real PDF from the master template, the optional clauses you've chosen, and any free-text addendum you've added.

1. The document goes out for signature. You sign first, then your tenant — the order is fixed.
2. Your tenant is emailed the moment your signature lands and it becomes their turn.
3. When both signatures are in, the executed PDF is stored against the tenancy, the status flips to Active, the start date, rent and deposit are finalised, and the move-in checklist appears.

Both the draft and the fully-executed PDF are kept as separate documents, so there's a record of exactly what was sent as well as what was signed.

Worth knowing: The agreement is an assured periodic tenancy, not an assured shorthold tenancy. ASTs were abolished by the Renters' Rights Act from 1 May 2026, and there is deliberately no fixed-term or length field anywhere in Tenarize.
